Aims and objectives of the organization |
The Land & Building Department primarily deals with the matters related to acquisition of land on the request of Govt. Departments/Agencies for planned development of Delhi and other projects. The Department also deals with Allotment of alternative plots in lieu of acquired land, management of Evacuee properties, recovery of housing loan granted under housing loan scheme and implementation of RERA Act, 2016. |

Details of Activities |
- Acquisition of land on the request of Govt. Departments/Agencies for planned devolvement of Delhi and other projects under the provisions of the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and resettlement Act, 2013.
- Disposing of the applications for de-notification.
- Allotment of alternative plots to the eligible land owner whose land has been acquired.
- Managing and disposing of the Evacuee Property situated in Delhi in accordance with the provision of Administration of Evacuee property Act 1950 and Displaced persons (Compensation & Rehabilitation) Act, 1954 and Evacuee Interest (Separation) Act, 1951 as per the notification of August 2010 issued under the General Clauses Act. by GOI MHA.
- conducting/defending the Court matters before the Hon’ble High Court as well as in the Hon’ble Supreme Court in the cases arising out of the Land Acquisition Act, 1894 and the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013.
- looking after court cases pertaining to references u/s 18, 30 and 31 of the Land Acquisition Act, 1894, Civil Suits, Miscellaneous application, Civil Appeals etc. filed against the Department and tendering legal opinion arising out of Land Acquisition cases.
- Imparting Legal opinion to the LACs in respect of Land, Revenue & other legal matters.
- Declaring an area as “Development Area” under section 12(1) of the Delhi Development Act, 1957 on the request of the DDA.
- Receiving compensation/enhanced compensation from requisitioning agencies and payment to concerned LACs and forwarding of Demands of enhanced compensation received from LAC’s to DDA and its related works.
- Recovery of housing loan & return of property documents held by it against the loans granted after completing the formalities/procedures.
- Dealing with the matters related to setting up of the Real Estate Regulatory Authority and the Real Estate Appellate Tribunal and issues related to Chairman and members of the Authority and the Tribunal.

Citizens /public interaction |
Land & Building Department mainly deals with acquisition of land on the request of government departments/agencies. It has a limited interface with citizens in Land Acquisition branch, Alternative Plot branch and Evacuee properties cell.
- Land Acquisition Branch:- Applications received from persons ,whose land has been acquired, for de-notification is examined and placed before de-notification committee with complete facts for recommendation and thereafter placed before Hon;ble LG for decision.
- Alternative Plot branch :- Application received from the person, whose land has been acquired, is examined and forwarded to the concerned District Task Force for disposal.
- Evacuee Property Cell:- Request for chance of tenancy, allotment of land/property etc is examined and processed as per provisions of relevant act.

Grievances if any, are personally heard/redressed by the officers and through the various Grievances redressal system like CPGRAM and PGMS |
